MATERIALS & BUSINESS MODEL
THE MATERIAL SYSTEM WAS DEVELOPED TOGETHER WITH THE COMMERCIAL MODEL
The material and specification system was developed in close collaboration with the developer and the wider project team. Finishes, wall panels, joinery, lighting, furniture and repeated architectural elements were assessed both as design decisions and as components of the commercial residential product. The team defined the base specification included within each apartment together with elements that could form part of additional upgrade packages. Quantities, material families and furniture requirements were coordinated across the different typologies, allowing cost and procurement implications to be considered while the interiors were still being designed. This work brought together the developer’s management team, commercial specialists, marketing and brand strategy with the architectural process. The resulting specification became a practical framework for producing the apartment collection consistently across different sizes and layouts.

Every material within the Grace Hill collection was carefully selected to reflect the overall design vision and the aesthetic preferences of its future residents. Natural stone, rich timber veneers, textured fabrics, and refined metal finishes come together in a sophisticated, carefully balanced palette. Particular attention was given to the harmony of colours, textures, and finishes, ensuring that every material complements the architectural composition. The result is a cohesive material language that flows throughout the entire collection — creating interiors with a distinctive character, timeless appeal, and a strong connection to the identity of Grace Hill.
